Foxbourne Road, Balham

Located in Balham, a highly desirable residential area in south London, our clients — a young couple about to have a baby — needed high-end construction specialists to modernise, expand and renovate their Victorian-era home from top to toe.

Could Home Republic deliver the home of their dreams, and achieve the near-impossible: change everything, yet maintain the charming, charismatic features so beloved of properties from the mid to late 19th Century?

Yes, of course we could.

In this exciting project, we combined our skills with those of our clients’ chosen architects, and worked in close collaboration with them every step of the way. Home Republic’s eye for style and form was a key part of the scheme; from striking hues and tones, to lighting, styling and layout. This lovely home shows off our clients’ preferences — and our experienced input into interior design.

Here, we undertook a full interior renovation, including a large L-shaped ground floor extension, a first-floor extension and a loft conversion. An overall team of 10, including a project manager, completed the scheme in approximately 8 months.

Our Remit

Our task was simple — but simultaneously challenging; to keep as much of the house’s Victorian «look and feel» as possible, whilst updating it to be in keeping with modern tastes and preferences.

Large imposing ceilings needed to let in plenty of light. The team set out to maximise the interior space, combining the absolute best of the 21st structural engineering and building techniques, with the elegant charm already in place in this period home.

What We Did

In a nutshell, we changed EVERYTHING within our clients’ precise specifications.

The Home Republic team completely renovated the inside, removing walls, demolishing awkward areas, and taking radical action to create new, and re-modelled rooms. Working on the loft conversion, from three smaller rooms, we created two much larger ones, including a master bedroom and an impressive walk-in wardrobe.

As this property had «semi-floors», we took advantage of the opportunities these offered, building brand new areas for this growing family.

As you can see, we exposed the original brickwork, not only in the kitchen but in other key parts of the house, preserving and cleaning the walls to return them to their former glory. Several other features, including the ceiling designs were also carefully uncovered and brought back to life.

The heart of every home is the kitchen, and at 62 Foxboune Road, this one’s no exception. Moving more into the 21st Century, the kitchen is now a substantial and striking feature — and a major part of the ground floor extension work we carried out.

What you can’t see, however, is all the clever «behind the scenes» technology that Home Republic implemented and installed. For example, underfloor heating throughout, several smart switches, and other smart electrical work for some contemporary home automation.

We’re loving the light here. We made sure to design and create natural light throughout; a great complement to the high ceilings, as well as a foil to the impactful dark colours favoured by the client — and recommended by us.

The Result

An incredible new, but not-new home which has utterly delighted our clients.

Despite the challenges of a «jigsaw» of resources and materials co-ordination over the time allocated, the Home Republic team has, we feel, delivered one of our all-time fabulous projects.

Let’s let our customers speak for themselves:

«We found the whole team to be professional, courteous, and extremely tidy throughout the build. They were knowledgeable, experienced, and determined to go above and beyond to address any issues.

I would especially like to thank Igor, the project manager, for this approach and patience — especially with a novice like myself. He spent lots of time explaining every aspect of the build. We are extremely happy with the finish and quality of the work conducted here.

This company is the real deal, and they come highly recommended. I would not hesitate to commission Home Republic again in the future».
